Usually, yes. Structural changes, MEP alterations, bathroom relocations, extensions and pergolas generally need permits, and most communities ask for a developer NOC even for smaller works. The rules differ by community and by job, so we go through them with you at the site visit.

Every job is priced in a written, itemised quote after a free site visit. To help you plan, these are our starting prices for a set base scope, VAT included where it applies:

• Kitchen refresh: from AED 12,000, same layout: up to 14 laminate door and drawer fronts, a 5 m quartz worktop, sink and mixer, splashback, hob reconnection, fitting.
• New kitchen: from AED 18,000, same layout: up to 5 m of new MDF/laminate base and wall cabinets with soft-close hardware, quartz worktop, sink and mixer, splashback, strip-out and reconnections, fitting your appliances.
• Bathroom refresh: from AED 7,800, up to 6 m², same layout, no new tiles: vanity with basin and mixer, WC, shower mixer set, glass screen, mirror with light, regrout.
• Bathroom rebuild: from AED 22,000, up to 6 m² floor: strip-out, waterproofing with a flood test, new porcelain floor tiles and full-height wall tiles, shower drain, sanitaryware set, licensed plumbing and electrics, moisture-resistant ceiling, glass screen, extractor.
• 4-bedroom villa refresh: from AED 39,500, walls of up to 9 rooms and halls in one colour (no ceilings), 2 bathroom refreshes, a kitchen refresh and 100 m² of SPC floors.
• SPC or laminate floors: from AED 95, per m², supplied and fitted on a level floor with underlay and skirting; minimum 40 m² (AED 3,800).
• Built-in wardrobes: from AED 1,400, per metre, MDF/laminate with hinged doors up to 2.7 m high, shelves, hanging rail and soft-close hinges, installed; minimum 2 m (AED 2,800).
• Aluminium pergola: from AED 8,500, 3 × 3 m, powder-coated, with fixed louvres, installed on existing paving; community fees are shown separately in your quote.
• Room painting: from AED 380, walls of a room up to 4 × 4 m, two coats, paint included, minor filling, furniture covered; minimum 3 rooms a visit (AED 1,140).
• AC service: from AED 140, per wall-mounted split unit: filter and coil cleaning, drain flush, gas pressure check; minimum 4 units a visit (AED 560); ducted units and gas top-up quoted separately.
• Villa care plan: from AED 3,200, per year, up to 6 wall-mounted split units: 3 AC services and 2 plumbing and electrical check visits, with a short report after each; repairs, ducted units and gas top-ups quoted separately.
